This will be one heck of an opulent sofa move. A sofa is not a dog, keep things in perspective.

Exactly. And then you realize in the occupied house that the room wasn't made for the sofas and you buy new ones anyway. Because of an Ikea sofa.... tzzz

Please don't get hung up on the thing with the sofa. That was more or less the reason why the floor area has expanded so much. Personally, I don't put my heart into that piece of upholstered wood... Ultimately, as has already been correctly pointed out, it's a question of cost. If buying a similar configuration new can save several thousand euros, I am the last to say no.

So, with a beautiful view over waving wheat and the blue sea in the background, I think the room up in the captain's gable is perfect as a gentlemen's room. We deserve that. As a reward for the fight through life and countless visits to Ikea with the wife. I also like the big utility room, you can store lots of stuff there. Shoes, coat closet, pantry for cans and bottles and car polish. The drying rack fits, the utility sink for the hobby angler, where he scrubs the plaice.... Double garage, well, I have my own ideas about that, I'd put a workbench and a foosball machine in instead. The car belongs outside. And soon we won't even have any anymore, but some app where we order an Apple car that drives us to the sports center, paid by Paypal. Siri, take me to Hans and Fredi for skat playing, Helga please go to Maria’s lingerie party. Thanks. Karsten
