Hello everyone! We have been following the forum since we actually started planning (definitely already a whole year). Now we have reached the point where we want to present our floor plan to you and gather your feedback. We are very curious about your suggestions. Basically, we are quite satisfied with the result so far, but we are just wondering whether the whole thing is feasible as it is (also structurally). We have been able to accommodate all the points important to us in the floor plan. One could possibly consider how we might reduce the living area if it absolutely MUST be done. However, we are at the point where any changes and further modifications would ruin the whole concept. Therefore, we hope that everything will be approved as it is, also in terms of costs.

Number of people, age: 4 people (37, 36, 6, 4)
Space requirements on ground floor, upper floor
Office: family use or home office? Guest room + office, so mixed use
Sleep guests per year: 12x
Open or closed architecture: closed
Conservative or modern construction: a bit of both
Open kitchen, kitchen island: We clearly prefer a large and closed kitchen with a pantry.
Number of dining seats: We are a large family. 10-12 people should be able to sit at the table during family gatherings
Fireplace: We are not yet sure
Music/stereo wall: No
Balcony, roof terrace: On the north side, mainly to be able to hang laundry
Garage, carport: Garage and carport in front
Utility garden, greenhouse: Possibly a small allotment garden in the northwest of the plot including raised beds and greenhouse
Other wishes/special features/daily routine, also reasons why this or that should or should not be

What do you particularly like? Why?
Please elaborate on a few points so that you can better understand the planning:
1.) Entrance vestibule: Currently we have a very narrow hallway that often gets dirty due to the children. We always have to walk through it to reach a child's room. We want to avoid this in the new house. Hence the vestibule. The question here is whether it is too small (see 2.) under "What do you not like?").
2.) Large built-in closet in the hallway as storage space
3.) Large kitchen combined with north terrace: Some people might wonder why we planned a terrace on the north side. We prefer not to sit in the sun while eating; moreover, on the north terrace we are nicely "screened off" from the neighbors. In addition, we want to roof this terrace and use the balcony on the first floor.
4.) Balcony as a "utility balcony": We want to wash and hang laundry on the floor where it is generated. We want to use the balcony for hanging laundry.
5.) Bay window: The bay window in the living room and the additional cozy corner further opens the room and has a conservatory character.
6.) Location of the children's rooms and living/dining room: These areas are on the west side and receive a lot of evening sun when everyone is home.
7.) Option to divide into multiple residential units. According to the development plan, up to 3 residential units are possible. We have planned the staircase etc. so that with few adjustments, the house (just in case) can be divided into several residential units. This option is quite charming and should increase the resale value of the property.
What do you not like? Why?
1.) "Narrow" access road: Due to the location of the plot, the position of the access road is basically fixed. This access road is 5.50 meters wide, but the curb drop is only 4.50 meters wide. Therefore, also no real double garage. Two cars side by side, even under the carport, will be tight; what do you think?
2.) This point is linked to 1.): The entrance vestibule might possibly be too small after all.
Personal price limit for the house, including equipment: 450,000 EUR
Preferred heating technology: Air-to-water heat pump in combination with underfloor heating and photovoltaic system
If you have to give up something, on which details/expansions
- can you give up: Overall living space if the budget gets tight. In particular, the children's rooms do not have to be that large. But then the question is whether the ground floor (living and dining rooms) will become too tight if the western wall is further narrowed.
- cannot give up:
Why was the design done as it is now? For example
Because it is well adapted to our individual needs.
What makes it particularly good or bad in your eyes?
The option for multiple residential units + practical use of the space behind the staircase makes it good. It is bad because the children’s rooms are actually too large, but we can’t find a better solution as otherwise the living room (distance sofa to TV) becomes too tight.
What is the most important/basic question about the floor plan summarized in 130 characters?
We have really spent a long time (over 1 year) creating the floor plan and tailored it to our needs but at the same time tried to keep it as simple as possible. Have we succeeded in this and does the floor plan seem "efficient" from your point of view?
One more side consideration, which is not unimportant: The development plan would allow, in addition to the 2 full floors without roof slopes, as I have calculated, even an attic with corresponding roof slopes and a high knee wall of 1.40 meters (basement protrudes 50 cm above ground). We are considering building such an attic but at first leaving it unfinished due to costs. Then we would have the option (if more children come) to finish this attic. What do you think about this and what would be the additional costs for this additional unfinished (or perhaps even finished) attic?
