Hello and thank you first of all for the assessments. I have posted the property again with measurements. North is at the top of the plan, south at the bottom, and thus the street. The house dimensions are 10 x 9 m.
The garage is planned to be on the east side because of the light, then the garden and terrace on the west. If we place the garage in the northeast, then we only have so much driveway... according to the development plan, the garage may only be built with a 5m distance from public space; carports are allowed to underrun this limit. The edge development may have a total of 9 m.
The idea of rotating was that one could possibly place the entrance on the eaves side and thus achieve a different floor plan. We deliberately planned the kitchen small because it is meant to be a work kitchen. The office is intended to become a multipurpose room, thus also a basement substitute with cupboards on the walls.
We gladly welcome further suggestions; hopefully, our architect meeting will take place soon.
