That’s a floor plan where at first glance only minor things stand out to me.

You can tell there was planning expertise involved.

Who is the relatively lightless granny flat for?

I find the narrow accesses to the parents’ and guest rooms somewhat unfavorable.

The way from the upper floor to the utility room with the washing machine is relatively far.

The cloakroom in the basement is not well planned yet.

I really like the dining/cooking/living area.

Hello,

you really have a generous plot. Are only the floor area ratio and floor space index fixed, and is the usage based on §34? To me, based on the other information, it first sounded like a plot for multi-family houses. I’m keeping my fingers crossed that you get the lake view; then, in addition to the spacious house, you can talk about luxury! (I would like that too )

Attic:
You surely had a reason for it, but at first glance, the guest room/office including the dressing room seems too large compared to the children’s rooms.

Is the master bathroom actually intended to be used only by the parents? If yes, the criticism point might be worth reconsidering, but: I find the path through the bathroom to the bedroom rather unfortunate. But that might be a matter of taste.

The children’s rooms will probably be quite dark.

What distance was planned for the dressing rooms? Seems quite tight to me.

I find the ground floor very well done – everything else is again a matter of taste.

I wish you much success! =)

Out of curiosity (I hope I didn’t overlook it) how much living space do you have according to the plan?

Dimension the hole in the ceiling so that it can possibly accommodate a Homelifter / vertical lift. It then isn't much bigger either.

The children's rooms get an intermediate floor, if I saw it correctly, and have a sleeping level under the roof yippee. I wanted to name the size of the children's rooms first. Should a roof window also be planned there?

90 cm is sufficient, but it should then not be called a walk-in closet but a dressing room.
