Hello,

after a few days of reading in, I would now like to ask for your help. We want to build as soon as possible. This depends on the missing plot of land. Our municipality, where we want to build, has hardly any plots available. Unfortunately, the few that are offered are bound to developers. One builder is out because it's way too expensive, so we are left with only the other company, for which we are currently designing a floor plan. And this is exactly where I want to ask for your support/opinion.

For the plot, nearly 100k (including all additional costs) is already due for our rural area, and since taking on individual tasks ourselves during construction is hardly worthwhile, we now plan to convert the attic in about three to five years for cost reasons on our own. The ground floor with a max. of 160 m² will be sufficient for us for the time being (family with 2 children). The house is intended to be a bungalow with (probably) a shed roof. If further information is needed, please ask.

Well, I'm not a professional, but a bungalow is usually more expensive than a 1 1/2-story house of the same size. Are you aware of that? Is a bungalow what you want?

What I don't like about the design is that the children are supposed to use the guest WC as the main bathroom. The floor plan (for a bungalow) should be arranged so that everyone can use the large bathroom and the guest WC remains a guest WC - possibly with occasional use of the shower. Which, however, will probably happen very very rarely!
The master bedroom takes some getting used to, and the dining room seems too cramped to me.

Is this your own drawn design? Have the builder present/offer you something. The separation of private and public areas is important.

So I like it... however, as milkie said... a bungalow is usually more expensive than a 1.5-story house of the same size

Thank you very much for the answers. The private area definitely still needs improvement. I just don't know how it could be designed better. For the sleeping area, we only need space for the bed. Of course, you should still be able to walk normally long. I have design difficulties if I were to swap the bathroom and the bedroom.

The thing with the bathrooms is my wife's explicit wish. Ultimately, the kids have their toilet and we have ours. And if someone should come (which actually happens much less often than we like), then it is "shared". We based ourselves on another draft for orientation (among other things because of the sizes). Otherwise, pretty much everything was newly created/changed.

... you should also mention why a bungalow becomes more expensive!

We are aware that a 1 1/2-story house is more cost-effective when the 160m² is divided over two levels. However, we want our area on the ground floor, so another layout is not really possible. Or do you have other ideas? So far, we have not found a better solution. Even the consultant from the construction company could not provide us with any ideas. :(


No, it is being built without a basement. Indeed, space will be tight, hence the planned expansion of the attic. A guest/workroom, a hobby room, and storage space for our stuff are planned. For the first few years, the boys will share one room, and the second children's room will be the provisional office. That is the plan. Since we have planned a (staggered) shed roof for our bungalow, only the higher north side, i.e., everything except the parents' and living room, will be expanded. This will be about 70m² of additional space, which we will finish ourselves.
