Good evening everyone,

I recently registered here after we were awarded a plot of land in the new development area (in RLP, postal code area 55...). Since then, I have been reading diligently. Originally, I didn’t want to put our floor plan up for discussion (out of fear that I might not like it afterwards). But now I’m itching to hear what you think. We still have the option to make small changes. However, the building application has already been approved. The kitchen is also already planned. Both the kitchen and the furniture in the living-dining room are drawn to original measurements.

I hope the image resolution is sufficient to read everything; unfortunately, the plans are only available as scans. The north arrow on the plot is roughly drawn, but it is correct on the plans. I have attached a drone photo of the current state (set L-stones on the rear side).

What do you particularly like? Why? Large children’s rooms, open living/dining area, parent and children’s bathrooms upstairs, the respective room orientation in the house

What do you not like? Why? I would have preferred the bedroom not to be a walk-through room between bathroom and dressing room, but moving the bedroom to the left side and entering through the dressing room left too little storage space in the dressing room.

Price estimate according to architect/planner: 650,000 (excluding land)
Personal price limit for the house, including equipment: 650,000
Preferred heating technology: Gas, solar thermal, water-bearing fireplace

Why has the design turned out as it is now?

We went through our daily routines several times and defined what is important to us and what we can do without. Therefore, the pantry became a second kitchen because we want to store all supplies here (my husband LOVES to cook and loves to stockpile food) and to be able to leave appliances (food processor, juicer, vacuum sealer, etc.) here without always having to get them out of the cupboards when we need them. Furthermore, beverage crates and the freezer should find their place here.

The office moved to the basement for lack of space on the ground floor and will get a light well.

The garage must make space for five cars. The cars exist and are all supposed to live at the house and not, as before, be spread over several garages. (I know not everyone here can understand that ;) )

To avoid congestion in the bathroom later, the children should have their own bathroom. Moreover, it was important to us that our bedroom is separated from the children’s rooms.

So, I hope I have thought of everything, and now: fire away!

Wow, I think it turned out really well. Ok, one or two minor flaws like the guest bathroom and the stairs without a window. But those are peanuts. Upstairs, I would try to swap the dressing room and the bedroom. Then you could also avoid the window behind the bed. The question is whether this underfloor heating takes up that much space? But I’m afraid you’ve already thought about that, right?

5 cars - do you drive a different one every day and then clean them all on the weekend? :D

The question is also whether the kitchen should not be placed in the northeast. Honestly, I don't think the living room in the northeast is such a great idea. The room layout is basically good - only the cardinal directions are suboptimal (unfortunately, they can't be changed ;-)). If the kitchen were in the NE, the whole house could be moved further east - and there would be the possibility of a west-facing terrace. But you have probably already considered and gone through that. From the outside, it looks visually pleasing - and you will have to judge the interior rooms yourselves anyway.

Overall quite well done - especially a cool garage for once! Living room with east terrace wouldn't be my thing. 200 sqm and a bathroom without a window also seem rather impractical to me.

I'm starting to wonder if I'm just too nice to my children. As apparently now common in the industry, the little ones once again didn't get any west-facing rooms. Could also be due to the federal state - here, classes mainly take place in the morning...

Does the development plan really allow the almost 11 m boundary development? Typically, it ends at 9 m on one side (or a distance is required).

Edit; I just see: According to § 8 para. 9 Building Code RP, up to 12 m on a boundary is permitted. That is really a lot, then it works!
