Who designed it: Ourselves with an architect
What do you especially like? Why? The open living-kitchen area as well as the master bathroom with dressing room
What do you not like? Why? Unfortunately, we had to reduce the knee wall and now the slopes in the 2nd upper floor start at 1.40 m instead of previously 1.60 m; the development plan does not allow otherwise. This change resulted from height alterations in the building area.
Personal price limit for the house, including equipment: 600,000 EUR
Preferred heating technology: geothermal heat pump with heat storage / no radiators, only underfloor heating

If you had to give up, on which details/extensions
- you can do without: office
- you cannot do without: large open kitchen

The design is basically finalized, unfortunately we now had to slightly reduce the knee wall and the slopes in the 2nd upper floor start at 1.40 m. We do not really like that, but unfortunately the development plan does not allow 2 full floors.

We would simply appreciate some feedback, all ideas and suggestions are warmly welcome. Of course, we think we have thought everything through well, but any information can help us.

There are no more trees on the plot.

The kitchen countertop seems a bit small, I think. The 6m at the carport and your free space by the two cars is deceptive. 6m is the external measurement and not the internal measurement. You can try it out for yourself. Personally, I would expand it a bit if it were possible.

I find the design completely successful. Surely it will be a bit tight on the toilet for older and larger people - guests are supposed to use the bathroom downstairs anyway. The path to the washing machine will be a long one. That's not a problem. A hatch from the upper bathroom could provide everyday convenience. I would align the smaller window in the dining area towards the dining table and not for the symmetry of the exterior view. Think from inside to outside, not the other way around. If the exterior is so important, you can just move the children's room window at the same time, so these two line up. Normally, I find the shower in the guest toilet unnecessary - here it fits, since guests will probably be staying overnight in the study. I would keep the small air space above, because it does not significantly contribute to a better sense of space below and has all the disadvantages of sound transmission upwards. As writes, the garage is a bit tight - with the two drawn-in BMW 3 Series Touring E30 it works. With modern cars it will be a bit narrow. In practice, probably only one car will be parked in the garage once child/children have their own vehicles to store and especially to maneuver.

Great design.
Still, a few (for me) major flaws:
- I would never plan doors with 76cm in new construction. Especially not to the utility room, where you want to get through the door with a laundry basket, beverage crates, etc.! For me, it would rather be ~1m.
- In any case, I would make sure there is space for a cupboard behind doors. See kitchen, utility room, and study.
- In the kitchen, I would plan the row towards the garage to cover the entire width.
- I don’t find two doors in the bathroom ideal, but that is probably a matter of taste. I would rather see if the shower bathroom upstairs is sufficient and remove the shower downstairs.
- The air space doesn’t bring much, as Hampshire already writes.
- Upstairs in the bathroom, the shower would be too dark and too narrow for me.

With >200m2 of living space and a rather generous room layout, I would consider a second shower bathroom on the upper floor. This could be conveniently located between Child 2 and the bathroom - the "parents' bathroom" near the dressing table area could then possibly be a bit smaller. Or in the upper storage room and this then in the previously described position. The storage room would also be suitable for the washing machine, wouldn't it? Then you wouldn't have to carry the laundry down to the ground floor and back up again (unfortunately, the laundry chute doesn't work upwards). Furthermore, I would enter the parents' wing through the dressing room and from there, as planned, into the bedroom and bathroom. This increases privacy a bit more. I just noticed, was quicker with the idea and even has a sketch for it .

Good morning, first of all thank you for the great answers. Here are one or two responses from my side.

Still worth mentioning, in case it’s not immediately clear from the floor plan. The ceiling on the upper floor remains open up to under the roof, including exposed beams. This creates, as we think, a great sense of space. However, this also creates the problem of not having an attic, which is why the utility room and the storage room on the upper floor MUST already have this size (since there is no basement). Of course, there will also be some storage space in the garage, but you know how it is.

Attached again are photos for exact kitchen planning. The architect only roughly entered it in the floor plan. But according to the measurements, the kitchen island is 2.40 x 1.60. Additionally, the cabinet next to the fridge has been made wider to create more surface.
Yes, the garage, unfortunately it cannot be made wider due to building regulations. I would have liked more too.

Yes, a hatch to throw laundry down from the bathroom is planned, but since the bathroom is still being changed a bit, we wanted to wait until it is 100% finished, which is why it is located right above the utility room.
Great idea with the window at the dining table, I think we’ll adopt it; as you said, the upstairs window can be moved accordingly. Exactly, since the office will also be a guest room, the shower is planned downstairs. Even if you come in dirty with a child or dog (we have 2), you can put them directly in the shower downstairs.
Regarding the garage, as I said above, unfortunately it cannot be wider. And since there will also be a carport in front, probably usually only one car and my motorcycle will be inside (like in our current garage).

Thanks to you as well, the door tip is now directly on my list for the architect, there is enough space to easily do it that way. It’s possible in the study and almost everywhere upstairs as well. As for the kitchen, you see how it is planned now… everything got a bit wider. Still enough space for the door to open fully and to the right next to it there is still some space where the dog feeding bowls will be placed.
Since guests will mostly sleep in the study, the shower bathroom can stay downstairs. Another bathroom would be superfluous. Because the child/children can also use the parents’ bathroom and once they no longer want to, the shower downstairs is still there.
Yes, the air space was a bit bigger initially, but it developed into what it is now due to other changes… we are not so sure about it anymore… However, with the open ceiling on the upper floor up to the roof it will still create a very nice look. How much louder it actually ends up being, I can only guess.
The shower upstairs will have enough light due to the floor-to-ceiling window in front of it and the fact that the ceiling is open. The shower walls will be about 250cm high or even a bit lower so that light can also enter from above.
Since there were changes again earlier, the bathroom size changed from 150x160cm to 135x160cm as shown in the floor plan, but I believe 135x160 is still quite large. Comparing it to our current shower of 75x75cm, it’s even HUGE.

Hello,
we will consider the entrance through the dressing room, that definitely sounds interesting. However, we planned to have a nice large mirror on the inside of the wall, but we will think about it.
As for the second bathroom upstairs, as I already wrote, I think we will stick to the one bathroom. Nevertheless, I will present the idea to the government.
