Hello everyone,
we have a 750sqm plot on which we plan to build about 220sqm + basement + garages.
After initial talks with construction companies, we find the following floor plan not bad, as it implements our room sizes both on the ground floor and the upper floor.
GF:
Two main questions still concern us:
1) Should the kitchen/dining room go to the left or should the living room rather be there?
Because of the light, the recessed kitchen on the left is good and especially because otherwise we cannot properly accommodate the stairs. The living room on the left would actually be nice, as we have sun here until 9:30 pm in summer; on the right side, there is shade at 6:30 pm. It’s a matter of taste when you want the light, but your opinions here would be interesting.
2) Where should the stairs go and how do we avoid losing a lot of space on the upper floor?
So far, we have actually only found one solution.
Preferred is a 180-degree staircase, 90 degrees would also be okay, with a landing as we don’t want slanted stair steps.
Other:
A pantry is missing; we once thought of placing it in the passage from the garage to the hallway, but there is no space for that. It will now go into the basement.
Also, we don’t have a particularly large wardrobe in the hallway, hence the idea to carve out part of the kitchen/guest room. The shower bathroom on the ground floor could be somewhat larger.
UF:
Upstairs we need the space; we want the 2 children’s rooms, a study, and two bathrooms upstairs + parents’ area and utility room. Only with this staircase placement and the restrictions regarding the parents’ dressing room and bathroom have we managed to properly accommodate everything; we like the room sizes and orientations.
Basement:
Yes, a white tank (watertight basement) is required. We want to have it because of storage and technical rooms, which cannot be accommodated upstairs. Other rooms like fitness are nice but not a must, nevertheless, we want the basement also for possible resale value and flexibility. Due to costs, we want to only partially finish here. Therefore, the basement floor plan is initially secondary.
We would very much like to hear from you what you think about our ideas and what you like or, above all, what bothers you about the floor plan.

Open kitchen, cooking island - cooking island with 2 seats
Number of dining seats 6
Fireplace - yes (no coal)

Who is the planner:
- planner from a construction company, modified by us
What do we like particularly? Size of the rooms
What do we not like? Parents’ area - dressing room and bathroom cramped. Hall with stairs, is that practical? Kitchen on the left side is practical because of light, but no sun in the living room from 7 pm in summer? Possibly position the sofa differently in the living room because of the TV
Price estimate according to architect/planner: 700k€ including basement, garages and additional building costs (without plot)
Personal price limit for the house, including equipment: 750k€ (50k€ for kitchen, exterior facilities)
Favored heating technology: geothermal heat pump with cooling option
