Dear forum members,

after we clarified the location of the house and garage a few weeks ago with your help ( ), the first draft from the architect is now available (I have redrawn the floor plans and elevations myself for copyright reasons, please excuse this. However, everything essential should be recognizable, feel free to ask if necessary.)

Now we look forward to constructive criticism from you! (Everything can still be changed…)

Development plan/restrictions
Plot size: 500 m² (East-West approx. 24m, North-South approx. 20m)
Level ground
Floor area ratio: 0.4
Building window, building line and boundary: see site plan
Number of parking spaces: 1 garage + 1 parking space (5m in front of the garage counts as parking space)
Number of floors: 2 full floors
Roof shape: hip roof or gable roof
Orientation: gable East-West
Maximum heights/limits: wall height (eaves height) 5.70 m
Other requirements: pitch 20 – 35°, house length at least 25% longer than house width, garage flat or shed roof, garage between 5m and 7m from the street

Style, roof shape, building type: timeless, hip roof or gable roof (still open, only visible roof structure is important to us)

Number of persons, age: 2 adults + toddler + possibly another child

House design
Who is the planner: architect
What do you particularly like? Why? All desired rooms present, pleasant room sizes, good use of space, not awkwardly shaped
What do you not like? Why? Narrow bathroom on the ground floor, too little privacy in the children's rooms?
Cost estimate according to architect/planner: 450 k for house, garage, incidental building costs (excluding outdoor facilities)
Personal price limit for the house, including equipment: 500 k
Preferred heating technology: gas + photovoltaic (alternatively air-water heat pump)

If you have to do without, which details/extensions
-can you do without: hip roof
-can you not do without: number of rooms, basement

Why is the draft the way it is?
Room program and orientation to the south and west were specified by us and implemented by the architect
Good utilization of the small plot (small garden remains)

What is the most important/fundamental question about the floor plan summarized in 130 characters?
- Does the floor plan work?
- Are the window areas in the children's rooms too large? (Suggestions for alternative window design?)
- Where to put the TV? (TV is not very important to us, but we own one)

I think he is good. The shower on the ground floor is debatable. A small storage area on the ground floor is missing (except in the office). The window surfaces in the children's rooms are truly too much. The children get roasted there. I would insist on a parapet and forgo a unit of three. The toilet and shower need to be swapped, and if it has to be T-shaped, then narrower as well, so that one can still move around in the room.

Budget is tight cautious patterns

For two cars, plan the parking space on the side so that the garage car can drive in and out without rearranging

I would separate laundry and technology
Lint from the dryer is not good for home technology and you have space

Hallway, closet, WC should be arranged differently. Large hallway, no proper wardrobe
Maybe Kaho has some ideas

I also find the children's room windows too much. Since they face south, they actually have to be shaded all day so that you don't suffer from the heat. We have to darken our patio doors even in winter.

About the TV: My suggestion against boring symmetry: omit the windows in the living room area on the west side and place them on the north side or place a group of three plus one meter in the middle of the west side to the north. The TV place will then emerge.
