Hello everyone,
our project is probably a relatively typical one:
- Construction of a 150 m² single-family house with an attached garage and without basement according to the energy saving ordinance standard (but probably towards KFW 55) on an already existing plot (550m²) in a rural area (NRW, postal code 52***)
- 1.5 floors with attic (used as storage); 2 dormers on the upper floor; two concrete staircases; concrete terrace; about 19 windows; five floor-to-ceiling windows in the dining/living area; 8 doors + one terrace door; exterior plaster in thermal insulation composite system; fireplace
- it should not be built through a general contractor, but by self-managed tendering / coordination
- I would describe the execution as "standard" to clarify this:
- no smart home, only electric roller shutter boxes planned
- flooring due to underfloor heating about 90% porcelain stoneware (planned material costs 10 - 15 €/ m²)
- front door may come from the hardware store (RC2 standard, U-value of 90) and cost under 1,000 €
- Energy concept/heating system is still open and no final expertise available yet: We are currently leaning more towards a heat pump with underfloor heating, ventilation system in combination with a photovoltaic system
- Except for typical interior work, the entire house will actually be built by external services (possibly electrical work and partially tiling will be done by acquaintances)

- of course this project has already been financially estimated, but I would like to check it again against the gut feeling of others here – the construction should not cost more than 320 k€
- positively affecting the budget: the architectural service is provided by a relative; soil excavation does not have to be disposed of but is stored next door; there are craftsmen in the circle of acquaintances with whom there has been long-term cooperation (e.g. heating + sanitation) or the architect also knows a network
