Hello everyone,
we are currently removing and renovating a typical house from the year it was built (built in 1965). After the first phase, we are broke anyway, but you never know what comes later... so the idea came to us that during the current renovation we could consider an expansion of the attic (currently about 130m², I guess about 35-50 additional m²). The attic is currently unfinished, we imagine later adding an external staircase and then a maisonette in the attic (= additional internal staircase). There is no development plan for the property.
I understand that we will certainly need an architect/structural engineer later (at least because of the internal/external staircase) etc., but at the moment we wouldn't tackle the topic yet, but maybe we can avoid expensive mistakes now.
I have attached a section for you, with the following questions:
Perhaps one or the other has already expanded their attic and can report on it. We have already installed or planned electricity meters, wiring, etc. separately.

[*]Presumably we are (Ba-Wü) building class 2?
[*]A subsequent expansion requires compliance with all fire protection regulations including a 2nd escape route?
[*]I guess that a maisonette requires 2 escape routes from the top floor?
[*]All escape routes would theoretically be accessible by a turntable ladder, and the access roads must also be easily passable by a truck / will be further densified later.
[*]Are there any other usual no-gos that would make a building permit impossible? (just statistically :-))
