I understand the reasons for using wireless solutions for cost reasons, but I doubt that Shelly Pro will really be a cheap alternative to KNX. It has much higher costs per channel than, for example, KNX and also requires a very similar wiring as KNX, while KNX switches in some cases could even be cheaper than conventional switches (e.g. 50 EUR for controlling 8 lights or 4 blinds), so in the end it could have a very similar price to KNX.

Certainly, the approach from is one of the most cost-effective possible. For a rental apartment, that would be exactly the way I would suggest or recommend.

For a new building ... no. Just ask yourselves whether you would want and wait for the radio solutions from 5, 6, 7 ... years ago – or even further back – when buying a house? (Yes, that sounds like fanboy talk -> but a KNX system from the turn of the millennium – so 25 years ago – I would definitely still consider a plus!) And we are still not at a radio standard where I am confident that it will still be compatible, maintainable, secure, and reliable in 10 years – even though matter seems to be heading in this direction, that is by no means certain.

And additionally: take your working hours for planning the radio or any kind of DIY system and put them into KNX and ETS instead, then you won’t end up with an extra cost of 25k€. It is always the ‘KNX-ready-from-the-electrician’ solution compared to ‘DIY-no-matter-how-much-effort,’ whereas KNX can also be done partly or fully as a DIY project. On eBay or other comparable platforms, you could also buy used or mistakenly purchased actuators/sensors (which I would do again with KNX, less so with radio solutions) to reduce the price. In the end, you still won’t reach the price of , but the difference is significantly smaller than expected and (more than) competitive with virtually all other systems.

Ask yourself whether you need
KNX or any other wired solution and whether that is decisive when buying a house. The OP talks about the smallest gimmicks that should be inexpensive and not about complete automation. Do you still stick with KNX for that?
