Shell construction offer - what do you say about it?

we are planning a single-family house with 170 sqm of living space plus a basement (the basement contains the building services, storage, utility room, and a very large hobby room – so no living basement).

On the ground floor there are a hallway, pantry, kitchen, dining and living room, an office, and the cloakroom.

On the upper floor there are a bedroom, dressing room, bathroom, 2 children's rooms, and a niche (approx. 15 sqm) for the musical instruments.

We have an outdoor staircase for the basement, two indoor staircases with straight runs.
In addition, there is a garage measuring 6x9m.

What do you think about the offer?

The earthworks will really be done as DIY, and a very good friend and we will help with the masonry, etc. For this, we will also only be charged for the hours that the stated 2 men required.
