Semi-detached house for approximately €350,000 budget

Hello everyone,

my partner and I are planning to build a semi-detached house.

The plot is already available. The additional construction costs budget of about €45,000 is also available. Costs for the kitchen and fireplace are also covered. Now we have about €350,000 left for the house and garage. Our desired concept for the house looks roughly like this.

Is our desired concept achievable with the specified budget of approx. €350,000 solely for the house? What features should still be planned.

Hello, I have nothing to do with the cost side in construction, but in principle the budget is not bad at all. However, I am not sure if it can really be realized financially at that price. Unfortunately, the current bus systems are all quite expensive (5-10k€ are quite normal for such a construction). Moreover, the question is whether you as a layman can later change it according to your wishes or if you need a technician every time.

As for the high-quality tiles and sanitary equipment: There is practically no upper limit => So you should inform yourself in advance about the costs and whether you WANT to afford it?

Regarding the flush-mounted radios: We bought one made of wood that looks like our cabinets and routed a recess for a car radio. The car radios can easily be replaced later if they break and are usually much better in terms of functions and price than the typical built-in systems available. We have had no problems with humidity so far (despite a dryer and bathtub in the same room). I can absolutely recommend this.

PS: So far I have never seen a shower that was not walk-in. That is a basic feature of a shower (at least in my eyes). Maybe you meant LEVEL-ACCESS walk-in?

What is also quite practical: Instead of light switches, motion sensors are very pleasant. In living rooms, a suspended ceiling (a few cm) with LED strips is very nice and, thanks to dimmability, also works well as passive lighting in the evening while watching TV. The price is also not particularly expensive. These could also be controlled via LAN wiring by laptop or smartphone.

If you want something more modern for the front door lock, don’t take cheap fingerprint readers or RFID readers from Ebay, as these have the reading and evaluation unit combined and are absolutely insecure. But there are definitely good systems here that can be recommended.

Have you ever thought about the more important things?

How do you want your floor plan?

Best not to forget to plan 2-3 cable ducts at different places in the house so that possible modernizations (e.g. subsequent network, electrical lines, etc.) can be realized more easily.

Wet rooms (bathroom, WC, etc.) should be stacked so that you only need one pipe.

Floor-to-ceiling windows: Have you thought about how much energy you want to consume at most when heating? Walls have significantly less heat loss than windows. Therefore, a sensible decision should be made here and it should be carefully calculated. In principle, one can say: window frames have a significantly worse U-value than the glass surfaces => The larger the window is, the better it is (considering the entire window). Still, as mentioned, a wall has better insulation properties.

What exactly do you mean by "multimedia sockets"?

Also highly recommended: Provide empty conduits in the walls at strategically important locations so that you don't have to tear up the whole wall for a simple subsequent socket. Maybe you want to retrofit a wired alarm system later? You should also prepare for this (either pull cables directly or provide empty conduits).

PS: Above all, extras often cost additional money that is not planned (e.g., stainless steel railings, etc.).

Especially for IT, it would be good if there were additional empty conduits in every room; you never know what the future will bring (TV with LAN interface, maybe something else in the future?). This way, the house can be quickly brought back to a modern standard even in 50 years.

What about devices like a centrally installed vacuum system? Saves a lot of carrying and noise.

I think you should make more detailed ideas about the house first before it comes to how much it will cost.

Sorry, but first you should think about the living area. Then there are some harsh truths here in the forum about how much a house costs. Standard equipment or upscale. I can’t find the link, you have to check yourself. Just a guess... Oh, now I see 160 +. I think the factor is €1650... 264000 + basement + garage + outdoor area (you have listed ancillary construction costs separately) Probably the bus system, gable, and conservatory are still extra. I would consider the fireplace room divider, usually there isn’t enough space for it.

For the equipment, the factor for the well-equipped areas (EG, OG) is between 2000...2500€ and for the ancillary rooms + DG, KG it is around 1500€

But it depends on what will finally be included... However, the above values are not empirical values but somewhat older values that we received during training, so they may indeed differ.

In that case, he will be in quite a good position with around 350k€ if most of the other major items are additionally available.

In the Rhineland, I would be inclined to say just barely yes for the semi-detached house with the aforementioned features, with a usable basement but without garage and assuming we are talking about a plaster facade.

It now crucially depends on where in Bavaria you want to build. As a rule, this region is more expensive, both in terms of materials and labor costs; here an additional good 10% can apply.

We have now chosen a construction company and are looking forward to the offer. The construction project will be near Munich.
