Hello everyone,
I am uncertain and need your help, I tried to find something similar in the forum, but unfortunately, it doesn’t quite fit.
Currently, our house is being built by a developer, including a TÜV report commissioned by the developer, sold as a package.
The first report was received a few days ago, and it also listed quite a few defects.
As an example, I took the sealing of the base slab (bitumen welding sheets), which according to the inspector were poorly executed because they are wavy and could break during further work on the surface, see picture. Meanwhile, I wanted to convince myself over the weekend and the developer had apparently already been active. However, I cannot assess whether the repair is acceptable or if they just want to quickly continue.
My neighbor has the same problem; in other houses, the problem was rather absent, it probably depends on the day.
What do you think? Is the repair acceptable in this way? I am grateful for any assessment; I am aware that it can only be properly evaluated on the actual object, but certainly, some opinions/advice would help me.

If the expert has criticized it, then there is something in writing. Refer to it (enclose it) and write a FORMAL and OFFICIAL notice of defects with a deadline. Basically, it is better to appoint your own expert. If you see with your own eyes that something cannot be right, you must also speak with the construction company yourself. Do not work past each other, but arrange a meeting together on site. What does the site management, who is your contact person, say?

There is an appointment with the site management on Wednesday, the official 1st inspection. I was more concerned about the technology behind it, whether the defect rectification in this form is usual. I have my own expert, from whom so far only one standard sentence has come: No serious defects. That may be correct, but the other defects still have to be addressed, there were quite a few on the list. Therefore my question for technical orientation, to at least roughly assess where I stand, since I currently do not feel well advised by the expert.

If you don't trust your expert, then find another one, otherwise it has no value. The goal is not for YOU to become the expert by asking questions in internet forums. (No one has become dumber from that, but it is only limitedly professionally competent.)

Developer? Then you have nothing to say. The client is the developer, you buy the finished product in the end.
