In my opinion, there is no fair price. Everything the GU accepts would be, from your (let's say my) perspective, rather a wet handshake.

How high would the defect correction costs be?

The defect rectification costs would certainly be very high. The screed in the basement would have to be completely removed again. I can hardly estimate that, but it would certainly cost several tens of thousands of euros. I certainly cannot claim that. The general contractor is also legally protected against such claims. I don't want to either. It would be disproportionate from my point of view.

What is the reduction for?

Well. Because it is a defect that cannot be rectified. A defect because it was agreed differently in the contract.

Addition: The staircase & doors were adjusted. But the lower room height remains.

instead of money some kind of paid extra service? instead of awkwardly getting new screed the GU calls his painter and just paints the walls in the basement white or something like that?! costs him a handshake (and some paint), you have the basement "finished" and everyone is happy. something along those lines. companies don't like to give money back, they are more open to free services.
