Schedule for our construction/bathroom planning

Hello,

we are slowly entering the final phase. The building application has been approved, the plot has been paid for, detailed plans are currently being created, and the house and tile sampling is done. Only the bathroom planning and sanitary sampling at the wholesaler are still missing.

What bothers me about our general contractor is the poor communication regarding the process under the motto "When do I do/apply for what". I suspect that something is being deliberately delayed here, since the company is building at least 9 houses in the newly developed building area. It is not a very small company, but at the same time building 9 houses seems like a lot to me.

Maybe we are just too fast and the information would have come later anyway. We would like to complete the sampling now, as the baby is expected next month. However, this was difficult especially with the sanitary sampling, as the planning and sampling takes place at the wholesaler and we can only get prices through a sanitary specialist company. But the specialist company has not yet been decided. How can detailed plans be created if, for example, the water/sewage routing changes again due to the bathroom planning?

The next issue is construction electricity/construction water. The application deadline for the building applications was recently extended until mid-August; we did not yet own the plot because the building area was not yet completed. Everything looked like construction would only be able to start in September. Suddenly, it went quite fast. The building application has now been approved, the plot has been completed and could be paid for, etc. All requirements for the start of construction have thus been created. According to the contract, the construction company now has 1 month until construction begins. In my opinion, construction electricity and water are needed as soon as possible. But again, no information like "You urgently need to... if we want to start in July."

What are your experiences regarding this? Did you have a checklist or a schedule to orient yourselves in terms of timing? When did you do the sanitary sampling?

:) Hello Musketeer, we have had the same experiences regarding appointments. We had our building permit, in the meantime we were supposed to take care of construction water and electricity. We did that, supply was set up right on time after the frost ended. That was not easy because even the licensed suppliers are under "construction stress." You're stuck in a waiting loop of about 3-4 weeks, so ask the general contractor!!! They cannot start before that. After the approval, the execution plans (1:50) were delayed. They have to be signed. Then more waiting – everyone wants to start quickly, but the general contractors must probably shuffle the projects back and forth ;) The general contractors usually don’t report at all rather than something negative... if you prepare for that, it’s not that bad :D Then finally the construction manager came to our site with the earthworks contractor and the mason. Then it was said that the surveyor must first measure the house... another week of waiting... We chose sanitary and tiles during the waiting time for the building permit. However, we have one bathroom where the fixtures are not shuffled around but have already found their place in the rough planning. It should not be a problem, for example, to move the washbasin 30 cm to the left or right... We do not yet have an offer for the selected sanitary fixtures, nor any contact with the individual trades. That will probably come after the topping-out ceremony. With our house builder, there is a construction schedule that contains 15 steps. You basically just have to complete your tasks on time and everything goes smoothly,... Somehow, none of the construction companies communicate particularly well,...

I'm glad that it's not only like this with us. The seller is no longer really responsible, the site manager has not yet been assigned, and the employed architect is, I believe, currently overwhelmed.



I've already checked your construction blog several times. Also some others here from the forum like, for example, Nordanney. You want to know how far the others are when you read the posts. :) I have also considered starting a blog like that. But besides the construction topic, everything for the child also had to be procured.

It's just the same with us. At first we were still emailing with the seller, until the architect pointed out that everything should be written via the official email. Now it seems to be the site manager who is conducting the discussions... after the topping-out ceremony, the architect will probably report when the sanitary and so on will come ;)

Oh, I have to check if I can find it... he writes a lot too :)



Well, you have another nice anticipation then. Just wait for the birth and write the blog when you can't sleep at night ;) Photos are so important! They are quite safe on the net... before the hard drive eventually crashes :D

Hehe have fun and good nerves. I no longer do child and house at the same time :)

Construction power was organized and connected for us within a week, but first you need a provider who doesn't try to rip you off here. And who is also allowed to do it.
Construction water should not be a problem, you just need a water meter on the water connection.

During the sampling you will probably have to reckon with additional costs if you don't have all the information from your sanitation company yet. For us, replanning after sampling cost a lot of money.
If you don't take sanitation from the GÜ, they will definitely charge a lot too.
