Savings potential in house construction

Hello everyone!

My partner and I have recently gone through some house-building guides. A few tips on potential savings were given that do not refer to doing the work yourself in the craftsmanship area.

One major point was to commission different trades yourself, as builders often add 10-15% to prevent price increases.

Can you think of any other ways to save that do not necessarily reduce quality?

Hello, and who is coordinating the whole thing? Do you have an architect, construction manager, etc?

I don’t know how old the guide is, but currently we have a craftsman market, not a demand market. The tradesperson who does not have a full schedule has done something wrong.

Self-contracting is a lot of work... for each trade a specification sheet has to be written, craftsmen have to be contacted and asked multiple times, trades have to be coordinated (in practice this probably means calling hourly, since - at least according to our experience - as an individual client you tend to get pushed around a bit), interfaces have to be coordinated, etc. pp., liability has to be limited... Alternatively, with an architect who does it for you - of course that then saves nothing anymore.

With self-contracting, you have to know what you're doing, otherwise important interfaces will be missing in the end, which will make the construction more expensive and take longer. In addition, you have to manage the scheduling yourself, which can take a lot of time. I know many who would have preferred to stop construction after the earthworks. There were additional costs in the four-digit range, which nobody from the construction company mentioned, so they were not anticipated. The buffer was gone before the first stone was even laid. If you don't compare carefully here and know what to pay attention to, you will quickly fall flat on your face. In addition, you also have to approve the trades yourself. Can you assess the proper implementation for [Hochbau/Tiefbau/Heizung/Sanitär]?

If you want to award the trades yourself, you should have a dedicated architect/site manager. They cost money, but if they are good, they are definitely worth it. Unfortunately, this is usually where the most savings are made.
