Sampling before contract conclusion - Quality of building materials

Please excuse me if I raise such unqualified questions here. I have read that one should do a sample selection before signing the contract to verify the quality of the offered building materials. What exactly does that mean?

I can imagine that BUs are meant, which have the wording "tile covering from our extensive catalog" in their construction service description. It may be that they only offer "inferior" goods, which can then only be exchanged for quality material at an additional cost. However, most construction service descriptions specify a gross/net price per square meter of floor covering, in which case one is limited in the freedom to choose the quality for that price.

Hello nistibee,

"Bemusterung" means nothing other than looking at the materials included in the offered house price (sanitary fixtures, light switches, doors + handles, floor coverings, roof tiles, etc.). You then get a feeling of whether you can manage with the "standard" included in the construction specification or if you want to choose other, usually higher-quality materials for an extra charge. In the best case, you can then estimate how much you should additionally plan as a sampling buffer. €10,000 can be spent very, very quickly.

We had the opportunity to do a kind of preliminary sampling during our BU, we looked at what is standard in your sampling center and where additional costs might possibly need to be planned. This then concerned things like roof tiles, windows, roller shutters, stairs, front door, door handles, window sills, etc.
The major points such as sanitary sampling, electrical sampling, and tile sampling were, however, in any case external at the sanitary wholesaler / tile exhibition.

Hello,

we also did a so-called "pre-sampling" with our house manufacturer and already got a good idea of what is included in the standard and which items are associated with which additional costs.

Several surcharge items were then immediately included in the fixed-price offer (maple staircase, tiles, multi-media system, front door, etc.).

However, we were also well advised to plan a proper buffer, which quickly melted away in the final sampling (parquet instead of laminate, LED spots, many additional sockets...).
