Will you be selling the plot of land on which the house was supposed to be built as well?

Basically, I like your idea and would also try it through the various real estate platforms, as I am a fan of that one platform where private individuals can sell without an agent and the listing is then posted on any number of other real estate platforms. I have had excellent experiences with that.

In principle, you are selling a new existing house (provided it comes with land), only that the house is not yet built. If Fingerhaus agrees to this at no cost (is that guaranteed?), that’s great. Please try to seek legal advice when the time comes, so that you are truly out of the project and no unpleasant surprises arise for you afterward.

With the consequence of real estate transfer tax also on the house price as with the developer, of course ;-)

Given the price explosion in 2021 and 2022, this should balance out, if not be cheaper. Besides, in many regions you won’t find plots of land that aren't already owned by developers anyway.

But here there really can only be one right way.
Go to a lawyer and have them check whether you can really get out of the contract that easily if you present someone who buys the entire package. If that works and you can place it at the 2021 price, you don’t have to worry about finding someone.

Anyone who still wants to sleep peacefully should also have the lawyer check what will come up for the buyers... presumably they will be forced to accept a significant price increase because the price lock will almost certainly have expired by then. But that is optional. You want to get out of the contract as cheaply as possible; that won’t work without collateral damage to someone else (i.e., a fool who signs first and then asks).
