Hello,

what are the rough costs for renovating a single-family house built in 1973 with mid-range materials and the following work:

New windows (11 single windows, 8 double windows, including new roller shutters - triple glazing)
New oil heating system (7 new radiators on the ground floor, underfloor heating added later on the upper floor)
New doors (17 pieces plus new front door)
New flooring (approx. 220 sqm mix of tiles and parquet/laminate/cork)
2 new bathrooms (max 25,000 EUR)
new kitchen (max 15,000 EUR)
3 wall openings

It's best to have your future house inspected by a professional who can then say what needs to be done immediately and what would still make sense later. We are also currently researching renovation costs, possibly wanting to buy an old house as well. We bought a renovation book that explains everything and lists all costs; we used it for calculations and roughly matched the professional's estimate.

I can give you approximate figures based on what we know..
- Windows - you should count on about €1000 per window.
- Front door - approx. €2500-3500
- Doors including removal and installation - approx. €400-500 per door
- Flooring depending on the offer, it goes into a specialist shop. But I believe parquet is €60/sqm. At 220 sqm, that will add up significantly. According to the renovation book, e.g., oak mosaic parquet 8mm €34/sqm + €11/sqm installation costs. Cork €14/sqm material cost... etc.
- Wall openings unknown, but non-load-bearing walls can also be removed by yourself. According to the renovation book, with 24cm wall thickness €250/sqm, with 38cm wall €310/sqm, with 51cm wall thickness €410/sqm
- Kitchen - costs on average €10,000-15,000, depending on what kind of high-quality appliances you want.
- Bathrooms - depending on how big your 2 bathrooms should be, but I think €25,000 should be enough.
- Radiators - according to the renovation book, 1 steel tube radiator costs €420, 1 steel panel radiator €360
