Hello,
I already have a building permit and by now the foundation slab is completed.
When rereading the development plan looking for the regulations regarding the fence, I also read once again the requirements for the roof:
It says in exact wording:
For shed roofs, the roof surface must be built parallel to the slope. Sheet metal coverings are not allowed.
The fact is – until now I thought that this referred to the building orientation – but since the roof is explicitly mentioned here, I am now somewhat confused because neither the planner, nor the expert, nor the building authority had any objections.
According to research on the internet, the roof would then have to be inclined exactly opposite to the approved shed roof. That means the ridge is on the mountain side and not the valley side as in the "current plan."
My question now:
- Since the shed roof was approved – can I still execute it this way?
- If I have to rotate the shed roof – can I make this change during construction without a new building permit?
In the currently approved plan I am at the limit regarding height at the ridge. If the roof is reversed – I am significantly (about 1.2 m) below the maximum height relative to the natural terrain, especially on the mountain side – so this change would certainly be approvable, the question is what kind of "bureaucratic" effort I would have to take on here.
PS: of course, I have already approached the planner with the matter and am waiting for feedback. Ultimately, it will probably depend on what the building authority decides to do.
