Residential building insurance - gradual increase in premiums during conversion

Hello everyone,

we received a letter today from our insurer with whom we had taken out the [Verbundene-Wohngebäude-Versicherung].
The fire shell insurance was free of charge. Now the residential building insurance is active because the underfloor heating is installed.
So far, so good. Only today we noticed on the letter: the annual premium for the residential building insurance was increased from 584.06 (insurance policy dated 2.11.22) to now 744.63. That’s a hefty 160€ in less than a year.
According to the new insurance policy, the premium has increased from 60 to 62% of the tariff premium "see age factor". An increase of 2% (which I already find cheeky, as we have just paid our first premium) would rather result in about 603€, not 744.

Nowhere on the insurance policy is there any mention of a premium increase. I called the hotline (our agent is on vacation again... :rolleyes: ). They first tried to attribute it to the current value and rising construction costs – but the man admitted that 2% does not amount to 160€. We agreed that he will look into it and get back to me in writing. I’m curious.

Since this is not the first time I’ve had hassle with this insurer (within less than a year, unbelievable), I actually want to cancel all contracts I have with them as soon as possible. Can I terminate exceptionally on the basis of this increase? The services listed in the policy are unchanged, exactly the same.
What would happen if I issue a special termination due to the premium increase, but the insurer then relents and says it was a mistake – would my termination still be valid?
There is nothing else noted on the policy regarding the change. Only a remark on the back: "This document replaces all previous contracts under the same number."

Update: Maybe it's because of the construction price index which made a significant jump in 2023. But even when I play around with the calculator, I never get over €700. Has anyone else experienced such a jump? Is it even permissible to increase directly like that (mid-year) when you've never paid a premium before?

hm, we have been paying the same amount each year (approx. 480.00) for our new building since 2020, including [Elementar] and [Photovoltaik] insurance. I would first wait for the reaction of the representative or the [VS]. They might be able to explain this in more detail.

Gothaer - started in 2019 with €650, now at €890 - that is 37% in 4 years
I also struggle a lot with that - no damages during this time.

We went with Baloise on recommendation, but we’ve also had huge trouble with car insurance. Carelessness when requesting SF from the previous insurer, then no feedback to me at all that there was even a problem—they reported it to my agent who apparently messed it up. It only became apparent when cancelling due to deregistration; SF was retroactively changed to 0, and the whole mess then, of course, dragged on to the new insurance for the new car—they asked and only got confirmation of the 0 and are therefore demanding 400 euros afterwards, while the cancelled insurer almost completely cut my credit. If they don’t fix this soon (allegedly in progress), I will escalate it.

And now this strange increase (?) for the residential building insurance. There’s absolutely no explanation. A new insurance policy just arrived by mail (because the fire shell construction expired), and the premium was simply €160 higher. No explanation, nothing at all. The guy from headquarters looked into it and had no explanation ready either. Weird company.

If a SoKü is possible, it should be noted in the letter, just like with the KFZ… does it also get more expensive the note about SoKü.
