Again, hello,
you generally have a rather contentious arrangement. You have invested large sums in your father's property (I hope for your sake that the tax office doesn't find out. Gift tax can quickly become due). In case of damage, the payment goes to him; if he forwards it, gift tax will be due again. Not necessarily to you, but for the 50% that goes to your girlfriend...
And it will really get interesting if you both ever break up. Do both of you have a lifelong right of residence registered in the land register? It will be exciting to see who moves out then...
Please don't take this the wrong way. But maybe you should sit down with a lawyer in a quiet moment to see how things can be arranged better for everyone.
Or just get married, that makes a lot of legal problems much easier... ;-)
