Residential basement, study room, additional charge

Hello,

we have received an offer from the developer for additional costs for increasing the basement height and expansion with a study room including underfloor heating and a daylight window approx. 16sqm over 8000€.

Is the surcharge OK?

What should one consider with such an expansion?

It is a semi-detached house with underfloor heating and an air heat pump.

What do you want to argue against that? I don't find it exaggerated instinctively - but I would either heat a basement completely or not at all.

Hello,

it is a 6m x 10.5m semi-detached house...
in the basement, an approximately 18-20 sqm office room should be heated, the rest is a small storage room and a technical/laundry room.
I thought it would not be necessary to heat the storage room and technical/laundry room.
What disadvantages/problems (can) arise with a partially heated basement only?

Hello,


The price does not seem too high to me; rather too low. The entire basement will be raised to 2.50 m clear height, screed and underfloor heating will be installed, and most likely the electrical work in the study room will be laid under plaster; in addition, a living room window. I would also recommend having a ventilator installed in the study room.

Take into account in your calculation that you will have to transport more excavation material; I do not assume that the basement will be underpinned around the story increase.

Ventilation is not unimportant, I think. Especially when you heat air and then it passes through open doors into cold rooms. Furthermore, I would make sure that the calculated heating still fits (although it is usually oversized anyway).
