Hello,
I would like to know in which order one should carry out which steps!?
The plot of land can presumably be reserved from May
Development during the course of the year
Start of construction 2015 (or maybe only 2016)
To go to the bank, I need a fairly precise picture of what costs will be incurred, right?
The main parts are:
- Land costs and incidental acquisition costs: Fairly precisely plannable as soon as the plot can be reserved, I assume
- Construction costs: For this, I probably need a contract ready for signature with a builder, right?
- Development costs: For this, I need offers from the gas supplier, electricity supplier, water supplier, etc. – when can one request these!?
- Additional construction costs: If I deduct the incidental acquisition costs of the land and all development costs, only small amounts should arise here
- Floor coverings/painting work: We will do this ourselves – so we have to go to the DIY store and see what we will buy
- Outdoor facilities: Here one should probably also get an offer!? Primarily this concerns paving the access path and terrace – there will certainly be prices per square meter
- Basement: We should also have offers made for this
- Reserve for extras
But, when can I get offers from construction companies? As soon as the plot is reserved but not yet developed? As soon as reserved and developed? Only after purchase? Or can I already get offers without the plot? Basically "from the top edge" – do companies go along with this, or do they only want to "invest time" shortly before it becomes concrete? How far in advance can one inquire with construction companies?
When can I inquire about gas, electricity, water, sewage, etc.? It’s not about "having it done," I just want an offer from the companies stating that development up to the basement costs such and such. Can the documents from the development company be sufficient or does the development have to be completed by the developer so that the gas/electricity/water companies can make their offers?
