Replace oil heating, but replace it with what?

I thank you for your tips. I will first see if the seller lowers the price further; if that is the case, I will probably buy the house. We originally wanted to build, but the land prices in Bavaria are too expensive.

Haggling with me is not worth much in Bavaria anyway. At least in areas where the plots are expensive.

I would stick with the oil heating, all other systems have their disadvantages as well. The few bucks of subsidies are immediately burned if you want to retrofit underfloor heating at least in the living areas (plus dismantling radiators), first have to install the gas connection, and then add solar thermal. The latter also has its own technical drawbacks. Pellets are nonsense anyway, currently just being pushed into the market by politics...

Would also keep the oil burner if still functional. However, 1200 EUR/year is quite a lot for a 2000s house with the square meters.

More interesting than what the tenants pay are rather the oil bills. Just ask about that. Otherwise, there should also be an energy certificate. It is at least mandatory that an energy certificate is present during viewings (at least with a realtor). It lists the consumption amounts of the last 36 months.

Speaking of tenants: If the place is still rented out and you want to use it yourself, definitely demand to see the rental contracts (you are entitled to that). If this is refused, stay away! How long have the tenants been there? For termination due to personal use, there are notice periods until the tenants have to move out (3 months to 12 months), depending on the duration of the tenancy. And there are special cases that can extend these periods. I don't know all the details either, but it's best to research this well.

I did not mean that no insulation measures are worthwhile because it is too old (that is not the case at all), but too new! Windows, walls, and roof have been so good since the [WschVO 1995] that if the components are intact, neither replacement nor additional insulation would be worthwhile. Not quite comparable to new buildings, but without major weak points, just somewhat less thickly insulated than today.
