Renovate the core of the old house or build a prefab house?

Hello my dear ones, me again

....this time completely desperate again from ZERO....

We are totally confused and feel like starting all over again...

In short: We are buying the house where we are currently still tenants in March.
The house was built in 1952 and is quite run down.
It is located in a upscale district of Munich with a 1100 sqm plot for 130,000€

1. Idea was: tear down the house and build NEW
2. Idea was: completely renovate/modernize

Budget is about 450,000

Now we have the first offers from the renovation companies with everything included:
Exterior facade
Doors
Windows
Floor
Bathroom
Electric
Roof
Heating
etc.

are about 200,000 .... Now many acquaintances have said we should at least calculate 50,000 more if they already said 200,000



WHAT is really better and cheaper in the end????
We are totally confused.
Went to a model home center today and looked at everything. The houses all have less than 150 sqm and with a basement about 300,000 - 400,000, just 30-40 sqm smaller than our current one

It’s so hard for us but we should slowly decide because it’s dragging on.

Build new? - Prefab house.
Since we would have to move out temporarily for a new build, only a prefab house is an option for us because it has to go quickly.


Oh guys, I would most like to do nothing out of sheer desperation *laugh* every day a different opinion and everyone tells something different...

What do you think about it????

Who told you that a prefab house is ready in no time???
