Remove the tiler and assign the work yourself or not?

Hello,

our city villa (145sqm) will be completely laid with tiles. Additionally, the bathrooms will have tiled walls.

In our cost estimate, this block is allocated €16,800. According to the construction and service description, we have a material value of €20 included here, and the bathroom walls can be tiled up to the ceiling at no extra cost. For sizes up to 60x60, there is no additional laying effort.

Now, I have already seen during the bathroom sampling who profits from this and how outrageous some of the prices are.

My wife and I have already been to the regional tile store, which we must use.

For the floor, we chose a wood-look tile in 25x150. It costs €65 there, €44 online.

For the bathroom wall, a stone-look tile in 45x120 is planned. Cost is €80, €75 online.

If the general contractor or the tiler does not pass on any discount to me (they will certainly get a discount due to the continuous purchase through the quantity of at least 145sqm), I have at least an extra cost of €45 per sqm for the floor. Including waste, I am easily at €7,500 extra cost without having priced in any additional effort for tile size and bathroom tiles.

In the end, I will probably reach a total cost of around €30,000.

So I really wonder if it wouldn’t be more sensible to buy the tiles myself and have them laid by a tiler, i.e., to remove this trade from the contract.

What do you think?

That depends on your contract, which we do not know. If you trust yourself to assign it yourself, why not.

Be careful, partial termination can be expensive under certain circumstances.

And, do not just calculate the pure tile price on the internet, but do not forget the delivery costs and do not forget that you are then responsible for the punctual delivery and coordination with the tiler. Also clarify how consumables such as tile adhesive etc. are then considered in the [GÜ].

The question was already asked on 08/03 and is still not resolved? :rolleyes: Have you at least fully calculated what it will finally cost you with the general contractor/tradesmen etc. and with the "own hairdresser"? Warning: Credits are often lower than the stated costs!

Do you already have someone who would do it? Here in the region, the tiler now comes with the golden carriage, and you shouldn't underestimate that...

Hello .. I am a tiler myself. I just did some calculations.. Without knowing more details about your situation, you are already at the amount of m² to be laid at 18k. Tiles on top - With a lot of luck you might save 2000 € by doing it yourself, but is it worth it?? Ps. 25 x 150 is also not that simple and actually can only be done perfectly with a laying system. That all costs extra... Best regards :)
