Reliable construction companies needed in the Braunschweig region

my wife and I have decided to build a house.

For the current prices in Braunschweig for condominiums and old houses, you might as well build new.

We are looking for a reputable construction company that also takes care of the search for a plot of land.

We have a consultation next week with FIBAV and massahaus, although I have only read negative things about Massahaus so far and am considering canceling the appointment.

We would like to build our dream house with about 140m² on a 500-800m² plot.

Westermann Massivhaus in BS unfortunately does not take care of the plot.

A response from MT Massivhaus is still pending.

Please share your experiences. We are grateful for any tips.

my girlfriend and I, we also visited fibav today and were very impressed.
They really catered to our wishes and that was very nice of them.
We recently went to ConstructHaus - we can only advise against this company. They tell you tall tales and throw around figures that, in our eyes, are completely unrealistic.
We will have appointments with companies in the coming days and will gladly give you feedback.

we are currently building with FIBAV (= HS-Bau / Elm Bau). We are currently at the shell construction stage of our house.

As a first preliminary interim assessment, we can say:

[*]the sales process went well. All wishes were incorporated into the offer promptly, the consultation was really good.
[*]contract negotiation good
[*]building application & communication with architects (KHD) difficult to very difficult (not acceptable for us)
[*]shell construction good and fast
[*]construction manager so far good
[*]sampling (supplement, supplement, supplement) follows the business model of house construction companies

If you have not yet signed a contract, a brief recommendation, at Baustraße, windows / shutters, sockets and laying tiles, etc. prices (I suspect all companies) are shooting up significantly. Socket 35 euros net etc. Plan carefully in advance and include this ***immediately*** in the contract negotiation (in deviation from the standard). Then you will definitely save several thousand euros.

Have a soil survey done beforehand (500-700 euros) and also have it included as a basis of the contract. That way, funny supplements with 8400 euros like ours are excluded.

In Braunschweig and the surrounding area, there are more than enough construction companies. We also searched there for a long time and looked at many companies. But I would look for the plot without the construction company. Because in many municipalities around Braunschweig, there are often building areas that are advertised. Don't forget, if you acquire the plot through the construction company, you then pay the property transfer tax on the entire construction project. So for the plot and the house.
