House construction - Massa Haus GmbH or alternative?

For me, the question arises whether building a house is even an option with my capital and income.

Why not? Own capital is good... but we do not know the income, nor the status and the people for whom the household is intended.

What is very interesting is that the land costs (so the plot?) are included.

This advertisement surprises me.

Basically, without further knowledge about the ad, I would not judge in general but first get information – and that directly on site and from the company.
Massa Haus itself I actually don’t find attractive – but it is said to offer decent house packages for self-construction. I believe it is a brand of Bien-Zenker.

That’s off-topic. What would an almost turnkey house cost (without land, but including earthworks)?

So can one assume that such offers mostly involve inferior plots of land and are therefore usually just a marketing trick? Indeed, I have to say that Massa Haus particularly appealed to me because a plot of land is already included and the price seems relatively cheap.

No, Massa Haus is the self-build division of DFH and is therefore more of a counterpart to Okal Haus, at Bien-Zenker the corresponding sales line is called "Living Haus".

Thank you very much for all the answers. However, I would like to limit myself to maximum costs of 400-450k EUR. If I end up exceeding that with the house construction, a central apartment near the city would be significantly more interesting. Is the offer from massahaus itself recommended, or the company itself? Provided the plot is of course okay ...

Regarding my income: Without rental expenses, about 1500€ per month would remain to repay the loan. However, it should be noted that I often receive a small additional income through self-employment (a few k per year), so I can include this through special repayments.
