Rebuild the subfloor - Year of construction 1955, Final covering parquet

Hello everyone,

I have been renovating a top-floor apartment in a multi-family house - built in 1955 - for a few weeks now.

At the handover, floating parquet flooring was installed... underneath that, carpet, linoleum, cardboard, and filler were revealed. All these layers were professionally removed except for the first screed/concrete floor.

At one spot, you can see under this bottom floor - and you can recognize earth - pictures attached.

Is this a problem? The next step should be done with epoxy resin - sand - new screed/filler depending on the height. The final covering will be parquet.

Hello questioner. What you describe are the uncertainties, the surprises that arise with almost every existing building. The new structure does not seem too complex to me given the photos. But you need to know what you are doing. Especially when advising. And for that, you should know the object. From a distance, a construction recommendation would be conceivable, but it could not be serious. Just ask an experienced floor or parquet laying company that also knows about the structure of floors. Because in the end, one also has to question what lies under the screed or the floor slab, whether rising damp could become a problem for the new parquet floor, etc. I don’t want to complicate things, but I know from my own experience that a quick decision does not always represent the damage-free way. If one were to (to show just one way) prime the entire area after intensive sanding and vacuuming with an EP resin, sand it, and completely renovate the steps/foundation strips visible in the photos with a synthetic resin screed, then moisture or anything else would no longer be an issue. But synthetic resin screeds are not only problem solvers, but above all: expensive. Good luck: KlaRa
