Hello everyone, since I am new to this forum, I would like to briefly introduce myself first. My name is Christian and I live in the small town of Donauwörth. Together with my wife, we are working on our new construction project on a 700m² plot. We have been dealing with building materials, heat calculations, and moisture problems of highly insulated facades for some time now. We have dealt particularly intensively with the insulation critics Konrad Fischer and Prof. C. Meier. The conclusion is that the entire construction industry is strongly driven by sales and engages in unnecessary material battles. Therefore, we want to plan our house under the following conditions: - Gable roof - Solid brick (without filling) - No additional exterior insulation - Exterior lime plaster - Interior clay or lime plaster - Intermediate ceiling with clay/hemp mixture - Windows with high light transmittance value (g greater than 65%), additional shading in summer. Double glazing is aimed for - No ventilation system - Heating system: radiant heating Now there are many builders on the market who offer much more. Unfortunately, it turns out that the builders do not share the same "conviction" as I do. They also cannot be convinced to rethink. I would like to discuss the following with you: 1. How do I best proceed if I have set conditions but no builder implements them? 2. Are there architects in the Swabia or Upper Bavaria area who can support us in realizing our construction project? 3. What do you think of our conditions? We look forward to a lively discussion!

3. 425er T8 - is not particularly revolutionary (but also not cheap), whether you are allowed to install leaky windows I don't know - probably not. Radiant heating? On Wiki they don't look very nice - also don't know what the advantage would be. It's certainly expensive because of electricity, right?

So I think in the end you'll have an unconventional house that's not much cheaper with high additional costs and relatively low resale value.

But I'm not an expert either.

I can't really take the former seriously regarding conspiracy theory "fuel cell" (due to a recent inquiry from a user, I dealt with him again) or "oops, they are coming." The latter primarily deals with the retroactive insulation of existing buildings. Well, well... do you work for air and love? The industry reacts – like, for example, VW – to the demands of the market. In the construction industry, "insulation" is a financially interesting topic, and most potential builders are not really receptive to factual arguments. In the latter case, I could vomit when I read that it is almost equivalent to murder (at least, as far as the demanded penalties are concerned) when VW was caught manipulating values. And how do you intend to meet the structural requirements? That fits a renovated new building, but not a single-family house built according to the applicable energy saving regulations. Can you ventilate by opening windows at least 5 times per day during the first two years? As long as you do not install infrared heaters but want to install photovoltaics along with storage, quite interesting. That is really not incomprehensible to you now? If you do not want the story with "intermediate ceiling with clay/hemp mixture" to be understood as a "must have," you can commission almost any general contractor; you can award the heat generator in EL. Since you have addressed this group of providers in the first step, you probably want to benefit from their purchasing conditions? If you cannot find a suitable provider, you can commission any architect you trust – provided the appropriate budget ;) Rhineland greetings
