Realistic dream house or just a castle in the air?

Hello,

my future husband and I are currently in the „Passende-Lösungs-Findungs-Phase“. We have equity capital of €30,000.00 which comes from old building savings contracts that I received as a gift from my grandparents. In addition, there is the small capital from our own building savings contracts.
In total, we would like to spend €150,000 / so we still need to borrow around €120,000 and repay this at 3% with €700 monthly over 20 years.
Plots are quite inexpensive where we live (compared to Munich or other metropolitan areas). They range from €23.00 in the countryside up to about €70.00 in the small town. We live 50 km south of Bremen. We do not want a too large plot (maybe 800-900 sqm). We are not absolute garden fanatics.

The size of the house should be between 130 sqm – 140 sqm.

In view of the drastically rising energy prices, we would like to have an energy-saving house/passive house that can also be cooled down in summer, as I have problems with summer weather. Since we do not own a kitchen, it would have to be purchased. A small partial basement would be nice to be able to do laundry on site and store stuff. Also, a double garage. ([Mit kleinerGrube und/oder Hebebühne und einem kleinen(!) Werkraum]) oh yes and underfloor heating in the house. We both find wood very beautiful. On the ground floor, except for the living room and on the upper floor the bathroom should be tiled, and in the living room and the rest of the upper floor I would like wooden flooring. Also, I would find it very nice if the upper wooden beams could be left exposed.

My future husband has already built once with his parents and is, objectively speaking, not untalented, this also applies to his family. We could and want to do some things ourselves. For example, we can seriously do paving ourselves and install the interior doors ourselves. As well as wallpapering and laying wooden floors.

Furthermore, I dream of a plaster facade. However, I have concerns about possible follow-up costs.
And we have already decided on clay bricks.
Since we currently live in an attic apartment (which is actually quite dreamy), I am fed up with steep sloping ceilings and therefore dream of a Tuscan house.

However, I am considering whether I might want dark green windows.
By the way, I am aware that it would probably be two stories. :)
That’s so much for the ideas.

Now, there are about 1000 questions circling in my head:

- How do I avoid ending up with a black sheep of the construction world?
- How do I clearly separate companies and own work so that in case of unavoidable defects it can be clearly determined who is actually responsible?
- Since we want to build with solar, etc., can we apply for subsidies for this somewhere?
- Ground source heat pumps are all the rage, but don’t they consume terribly much electricity? Similar to night storage heaters?
- How does one find the suitable building plot for us? We are afraid that we build and then do not like it there. :-( (we already had this problem when looking for our first apartment)
- How do we avoid nasty follow-up costs on the plot because it cannot be built on without problems due to too much moorland, etc.?
- Is a plaster facade really so extremely costly?
- Which own work really saves money and is also reasonable to do ourselves?
- What costs must be expected for creating a simple garden/outdoor area?
- How do I recognize hazardous materials/paints/varnishes, etc.?
- What is better: plastic windows or wooden windows?
- And the most important question is:

Are my plans even financeable with the financing and my/our wishes or am I just building castles in the air right now?

Do I see that correctly? You want:

A house with 140 sqm
a basement
a double garage
preferably energy efficient?
cooling system for the house.
and a plot of land.

and all that for €150,000. In Germany? No way.
I dare say, even if you do EVERYTHING yourself, the money won’t be enough.

You haven’t read much here yet, otherwise you could answer your own questions.
A KfW 70 house with 140 sqm will cost you about €180,000-200,000 on a slab foundation without a basement.
On top of that, at least €30,000-40,000 for the basement,
about €20,000 for the double garage
and don’t forget about €35,000 in incidental construction costs,
€10,000 for interior finishes,
€10,000 for landscaping
and so on...

Construction experts repeatedly post the answer to the question: How much will a 140 sqm house cost me? You might save perhaps €20,000 with DIY work, maybe more if you’re a professional. But people tend to overestimate that.

Hello, I won't address all the questions/wishes here, but still: - Budget €150,000 for house + land -> No way! - Budget €150,000 for house -> sorry, but that's not going to happen either! Read some other threads from the last few days, there it's nicely explained why it won't work...

I can only agree with my predecessor... "castle in the air" is not even an expression.. House KFW-70 200,000 Land/Taxes 50€/m² approx. 50,000 Basement 30,000 Additional costs 45,000 makes at least 325,000 for simple equipment I would say, with 1,400€ per month you are probably more realistic, but for 25 years... honestly: please deal with the subject matter first, it’s not that hard to get some insight via the internet and so on

Yes, I recently read that you have to charge an additional €300 per sqm for a basement. So a small 30 sqm would therefore be €6000. Why is an outdoor area so expensive? To put it bluntly, a bit of lawn, a little fence [20€ per element]. And why are ancillary construction costs €30,000 - €40,000? Sure, notary fees, construction electricity, fees. But I don’t really estimate that right now. I want to get informed and find your completely horrified reactions a bit exaggerated to be honest. :-/
