Realistic cost framework?

Hello everyone!

We would like to build Scanhaus Marlow Marlow in the near future and have put together a cost plan after several discussions (also with other providers). Since we are newcomers in this field, we would like to know whether our plan is realistic or if it is set incorrectly and if anything is missing.

Building location: Kreis Unna, NRW, rural area
Plot: about 500 sqm, not hilly (only slight leveling necessary, if any)
House: 125 sqm, 1.5 floors, turnkey except for floor coverings/painting work, standard equipment, underfloor heating, shutters, planning flat rate and building permit for the garage are included in the house price, without basement

Possible foundation costs: €10,000

Wall/floor coverings + labor costs: €8,000
Garden/terrace: €10,000
Access road, garage: €20,000

Is this a somewhat realistic estimate? How much contingency should one roughly plan for?

Financially, it looks like we are coming with about €100,000 in equity. For the loan, we would only base it on the husband’s salary of about €3,200 net (civil servant).

We would appreciate evaluations

The Scanhaus Marlow Marlow can gladly be €20k more expensive...

If we have learned one thing by now, it is that when it comes to the house price, everything always depends on what you want and in what quality.

The price for the house seems rather "affordable" to me, although it is difficult to say much without an appropriate construction service description.

Setting wall and floor coverings plus labor costs at only 8000 euros, however, definitely seems far too low to me.

The prices at Scanhaus Marlow Marlow are realistic.

We have already heard about that, but could hardly find any information on what is still "typically" changed by the majority of Scanhaus Marlow Marlow homeowners. Can someone help us or provide information?

Do the estimates for connections, ancillary construction costs, etc., look roughly realistic?

Regarding ancillary construction costs for building without a basement / slope, we calculated about 40,000 euros in ancillary construction costs. However, my gut feeling would now be to budget 5,000 euros more; I find it calculated very tightly for you.
