Raw construction costs for a single-family house of 160 m² with a 50% habitable basement

Hello everyone, we are currently planning a single-family house (160 m2 net living area) in solid construction (Poroton) with a concrete basement (80 m2, 50% living basement). Finished room heights basement: 2.50, ground floor 2.60, upper floor knee wall 2.20 m and gable roof 22 degrees, 1 roof window. Floor plan rectangular 10.5 x 9 m. The plot is flat and has a level driveway. I have already calculated and come to about 800 - 850 m3 built-up volume, correct? With which value would you estimate the shell construction costs? 600 Euro / m2. By shell construction I understand basement with earthworks including insulation and basement windows, sewer connection etc., interior walls, interior concrete staircase from basement to ground floor. On the ground and upper floors the exterior and interior walls and the framework, right? Looking forward to comments. Best regards Markus

I believe the shell builder doesn’t really care whether you later convert half of the basement for residential purposes or not. Otherwise, only the windows and the room height are cost-driving factors. Since one does not know how large and how many windows you have planned, this can only be answered with difficulty.

I can only give you an example of what costs approximately arose for me. It is as follows:
Outside dimensions 11m x 13.50m approx. 127 sqm floor area
2 full floors with flat roof, top floor ceiling concreted with 55cm concreted parapet
Floor height 2.55m 1160 m³
Garage approx. 120m³ also concreted flat roof
WU concrete with drainage
4 windows 80cm x 100cm incl. light wells
Workroom filled with RC gravel approx. 180 tons.
Drainage 30m and 2 inspection shafts DN100cm incl. 10,000l concrete cistern
Without stairs
With excavation without removal.
approx. €190,000

I hope this suffices as a rough guideline.

The shell construction will cost you about 180 thousand euros. The house in total 500,000.

Hi, yes if I were to build turnkey .... I award all trades myself, know craftsmen for each trade and have already built two houses myself with a lot of own work. However, that was 10 years ago ........ I expect total construction costs of 400 T€, the region is rural and the construction site is very accessible. Still, thanks for your assessment.
