my partner has a similar huge property, with more than 4,700 sqm, in a landscape protection area outside Munich, with an old, uninsulated house from 1908 and 110 sqm of living space. He has lived at this location since 1937. On two opposite street sides there are densely built residential houses, two stories high; on the other two sides there is a landscape protection area, meadow and forest-like. Previous conversations, letters and applications, so far only with the municipality, to achieve added value, were rejected. Since the house consumed the entire fortune due to decades of enormous electric heating costs, we urgently need to be able to newly build at least 300-400 sqm of area, which would be easily possible, in order to be able to completely renovate the existing house after the sale. Otherwise, I fear the whole thing will go downhill. My question to you would therefore be whether you have/had a lawyer and architect who you engaged and who gave you good professional advice?
