Questions about a possible plot!

Hello,

we have found a suitable plot of land for our construction project. Now, the thing is that there is a lot of old excavated soil on the plot, probably from various other construction sites (see photo). Disposing of this excavated soil can really get expensive. Should I insist on the removal of the soil when buying? Or can I even somehow use the soil in a meaningful way? There is actually nothing to fill because we want to build without a basement....

Next question, since free building plots are rarer than gold here at the moment, I wanted to know how I should best proceed with the supervising real estate agent to get a purchase commitment as securely as possible. Just reserving will not be enough because people here simply say you pay 30k more to get the plot, it has been offered since today and I want to call tomorrow and say that I buy. Payment will be made from equity..... Can I somehow secure this in writing?

That's a catch-22: big negotiations probably won't work there, right?! I wouldn't even mention the soil to the agent... that can be recorded in the purchase contract, which still needs to be written, or agreed upon with the owner. During that time you can consider whether you have any disadvantages with the pile... because it does look a bit like a hillside - but not too much ;)

Since most still have to talk to the lender first, with equity you're able to react immediately and arrange the preliminary contract with the notary of your trust or set an appointment. Tell the agent that!

I think that's a lot of soil, the plot is 900m² and covered 3/4 with this excavation.... What do you mean regarding the slight slope? Does the excavation help me with that? Or rather the opposite?

One should insist that it is recorded that the excavated material is harmless. No toxic waste, no used oil, no landfill waste, etc. The notary will find an appropriate formulation. Then I would buy; it’s not that expensive after all (everything around is free anyway, maybe just spread it a little further? :rolleyes:)

What Bieber writes makes sense, that would be the minimum. And if the excavation material is not needed on your own construction site, you sell or give it away with self-pickup. With some time, that should not be a problem. A reservation confirmation, even in writing, can still be cancelled by one party. So talk to the realtor and conclude the negotiations as quickly as possible to then make the purchase contract with the notary... Everything else is a matter of luck.

That depends on how high you have to and are allowed to build, what height is taken as a reference?
In that respect, you can, for example, push the pile forward.

You can hardly go to the realtor or owner and set conditions if the plot can quickly go to someone else.
