Question about the determination of the floor area ratio

Hello everyone,

we have bought a plot of land and are now planning the house.

Our plot is 640sqm.
Our plot ratio is 0.3.
The plot ratio, as I have already learned, indicates the area that may be built upon.

Now my question.
What counts as built? The house is clear.
But are the following things also included:

-double carport
-terrace
-access paths
-driveway

Because then we have a real problem.
We are only allowed to build 192sqm but with all the things listed we are at about 280sqm.

At least in NRW, you are allowed to exceed the areas by 50% if it concerns paths, etc. - that is my very layman understanding, as I remember it. We were also 40% over there.

Damn, the distances won’t matter as much for us, unfortunately
It would be great if the driveway and the carport didn’t count towards that

That's exactly what I meant by that

But either the new mod here will be able to tell you exactly or a call to the building authority [Bauamt] .

Ah okay, I misunderstood that then.. That would of course be something if that worked for us too!

I have already contacted the building authority, unfortunately the person in charge is on vacation and will not be back until Monday..
And I am such an impatient person

The 0.3 applies to the house, terrace, and possibly roof overhangs.

There is certainly a so-called second floor area ratio number. This is usually described in the legend in the sense of "... additionally, 50% of the mentioned floor area ratio may be sealed" ... or "... the floor area ratio may be exceeded by 100% with ancillary areas..."

Our Dirk will certainly explain it in more detail
