Purchasing a New Build Terraced House - Cost Assistance

Hello everyone,

I am new here in the forum and just want to say "hello" first

We are planning to buy a house in the near future.. so far we have always been thinking of buying an existing property, not too old, to have to do as little modernization/maintenance work as possible in advance.

However, we keep coming across offers from construction companies that offer (almost) finished row houses. Since it is sometimes unclear what further services/work still need to be provided there, I hope we can get some information here. Excerpt from the property description:

Our house is especially suitable for families with a high need for space and offers high living comfort thanks to well thought-out floor plans. The purchase price includes the following services: - Land share - Connection and development costs - Paths and driveways - Paved terrace and terrace partition wall - Bathroom on the upper floor - Guest toilet on the ground floor - Turnkey (without tiles, without floor coverings, without painting/wallpapering) A parking space (parking space, garage) must be purchased for the house. We sell commission-free! We deliberately waived a basement to reduce costs without compromising quality. There is sufficient storage space through storage rooms, an attic, and an outdoor basement replacement room.

What costs do we still have to consider with such an offer? We would also do many things ourselves (laying laminate). Only sanitary stuff (shower/bathtub, toilets, sinks, etc.) of course not. We can also do painting and wallpapering ourselves if necessary. What else comes on top that we don’t consider? We might have a kitchen, but let's leave that aside.

The house should cost about €210,000 "turnkey" – how much roughly (also garden landscaping with some own work there) will still come on top, can this be put into figures approximately?

What now also makes me think a bit is "Ausstattung-> normal"

In my opinion, this needs to be followed up on. Here I am thinking in particular of:

Bathroom equipment, electrical installation, staircase construction, front door, room doors, windows, terrace floor (substrate) and so on and so forth...

Are such things explicitly listed in the description?

I ask that this is not misunderstood, but keep in mind that you might not like this or that.

I simply think that all trades must be discussed in detail, documented (with additional costs that may arise).

OT:
There may still be points of dispute, but documenting them beforehand and having both parties sign makes it easier.

Hello, thank you both for the suggestions! We will follow up on that. This is not an official offer, but just the property description from a large real estate portal on the internet.

On 12.01. there is an "open house" for viewing. We will note down questions and then inquire more closely and also provide the additional information requested here.
