It's only estimated (based on the experience from other properties) and yes, kitchen etc. all new. Energetically, if something has to be done. I don't want to take the air to breathe away from a 100-year-old house :)

We currently already live in the area, so it is our "neighborhood." Close to the city, but very green and quiet

Yes, that's also our consideration. The scope for design is very limited and the renovation, to make it great for us, could easily cost over 150K. We want to stay in the neighborhood if possible, are willing to compromise, but of course not at any cost... Our "luxury" is that we don't have to buy and have a top rental apartment (unfortunately no garden and 2nd floor – with small kids and carrying everything up every time is annoying!). We've been actively searching for about 3 years, and unfortunately feel that the chances are getting smaller and smaller.

So, we are typical city dwellers: cafés, culture, and pubs should stay nearby. I can do everything on foot or by bike... We deliberately chose that. A small garden is more than enough (that will never be our hobby, and I don't want to have a lot of work with it)

Our rent is relatively low (about 1100 including heating). We don’t think we belong to the well-off. However, I have long since said goodbye to the fear of large sums (3 years ago we searched up to 500K as a limit – including modernization). Still, I find it crazy that you have to pay so much for a house with a plot of land. It’s not just this property... in the end, we always end up at at least 700K.

Does anyone perhaps have a few ideas on how to accommodate 2 children and a study in the floor plan (see first page post) (small bathroom downstairs, enlarge bathroom upstairs) ...??
