Yes, no one does that either, except wealthy people from big cities. In fact, an inspection with an expert is important in order to be able to estimate that. But with an old building on a normal budget, certain things are omitted. The decisive thing here is indeed the matter of the [Denkmal]. That is something to be viewed very cautiously, even by me.

So if I had a lot of money... a real city villa Jugendstil, around 1905 is 1000 times more chic than the city villas from Massivbau Wohnglück GmbH and Co KG.

Yes Nordlys, I feel the same way. But because I don't want to get carried away, I decided on a terraced house where the appeal mainly lies in the wonderful surroundings. By the way, I have been living in a city villa built in 1907 for several years – and the charm of 3.5 m high ceilings and the stylish facade has now worn off, not to mention the -Miete-. But for 180,000...

At 180000, the higher effort due to the renovation AND the heritage preservation is taken into account. A bargain is something else - I see it as a labor of love that one pays dearly for.

Your planned budget is beyond good and evil. You have also forgotten crucial items, water / sewage as well as certainly electrical work also need to be renewed.

Sanitary with water / sewage: 25k
Complete heating system: 25k
Attic conversion: I can't say, certainly 25k without personal effort.
What is the condition of the roof? If that also needs to be replaced immediately +25k.
2.5 months would be technically possible, in practice I would plan for a good half year.
