Purchase contract for property

Hello,

we have a purchase contract for a plot of land - it is a new development area, almost everyone has already built, and according to the real estate agent, we have the standard contract like the others had there.

I only have 2 questions:

1. how can one avoid having to pay something to the city/state later on because of historical work - I have heard several times that someone bought something and had to pay for something that dates back further than the purchase of the property. How can one "secure themselves" against this?

2. We are in NRW and it says that mining damages etc. are at one's own expense. Is it completely normal that it says that there and that one will have no choice, or should one not sign that and have it deleted?

We contacted a lawyer specializing in construction law who reviewed our contract. Points he considered critical were then explained in a discussion. With this, we went to our developer and found a solution that is acceptable to both parties. Have your contract checked as well. It doesn't cost the world and afterwards you are wiser.

who is the seller? Municipality / city? then you have no chance of a change. Keep your eyes open when buying eggs

Private, he recently bought from the city and is now selling it privately through a broker.

Where in NRW? Are there mines or open-pit mines nearby? Have there ever been mines, gravel pits, etc. in the area?

Regarding open costs, contact the city directly concerning development costs...

I am not aware of any security measures other than obtaining information from the city and/or neighbors.

How long has the road existed and what is the condition of the road?

Marl - where can I see old mines?

According to the contract, the developments were carried by the city. It is a new residential area, so everything has been newly done in recent years.
