Hello everyone,
there is the following situation: a large plot is being divided into two (it will be a building gap, not a new development area). On part 1 there is already an existing house, part 2 is undeveloped and will be separated and sold. Part 1 is fully developed. There is a private access road – so both parts are connected to traffic. The public utilities (electricity/water lines) run along this private access road parallel to the boundary of part 2, the pure distance to the boundary is about 4-5 meters (across the street). Now the lines for the house construction must be laid separately to the newly separated plot (part 2). I am now confused about the topic of "development/house connection": In this situation, is the new plot already considered developed? The public utilities run almost at the boundary, one only has to create a branch to the plot. Will it be considered development (then these costs can be negotiated with the seller) or a house connection (then everything is the buyer’s responsibility)? Thank you all! Best regards Nils
