Proposals regarding a property division

Hello everyone,

I would like to have suggestions from you on how the plot attached could be divided into two equally sized parts.

The given plot is a little over 900 sqm. The plot is to be physically divided into two equally sized parts and built on by two friendly families. On the left side (southwest) there is a ditch next to the plot and a road next to it. At the bottom (southeast) there is also a road. The dashed line shows the building area, which is defined by the 3m distance to the property boundary and a 6m unbuildable strip towards the road. Access is from the road at the bottom (southeast).

Unfortunately, the plot is somewhat angular. We have already tried a lot, but I would like unbiased suggestions.

I look forward to suggestions.

I would take the simplest route and divide crosswise. Then both have enough building plots and access to the street in the south.

Hello DNL,

yes, there are further suggestions - and with all due respect - significant disagreement with Wastl's statement.

The division should absolutely (!!) be carried out here depending on the planned development, i.e., surveyor and architect must work hand in hand here, otherwise you will have massive problems with the development or setback distances and/or will not be able to use the plots optimally.

Hello,
at first I thought Wastl's suggestion was good - then came the contribution from Dirk Grafe: he is right, it doesn't seem optimal because the new plot division also results in new boundary distances of 3 meters each. That could make a desired building - whether square or rectangular floor plan - somewhat difficult.

You also have to consider that with 450 sqm there are not many possibilities now.
Are 450 sqm allowed to be independent plots for you? In our community there is a limit that at least 650 sqm must be available, otherwise only an ideal division or a semi-detached house remains.

As a layman to a layman I would suggest drawing the plot with an imaginary line + 2 x 3 meters boundary distance (that results) and trying to fit two standard houses on it. Then you can see the problem.

Thank you very much for the hints.

Unfortunately, we have the problem with the subdivision that the property does not yet belong to us, but to a community of heirs. They want to sell the property as soon as possible and do not want to wait so long until we have leisurely explored with the architect what kind of houses we want to put up and exactly how, because on the other hand, we do not want to rush that either. We have also spoken about this with the lawyer/notary who is supposed to draw up the purchase contract. We could of course sign the purchase contract before the subdivision is exactly determined, but if I understood correctly, the conveyance declaration is only signed once the subdivision is completed, and only then does the money flow to the sellers. I hope I have understood and conveyed this correctly.

Who can tell me what the minimum plot sizes are allowed to be at this location? Is the building authority the right contact here? The neighboring plots are smaller, but that does not necessarily say much.

We have already drawn them with setback distances and standard houses marked in. But sometimes one's view is limited, so I am hoping for creative suggestions here.
