Nice, we lived directly in Reiskirchen until 3 years ago and therefore know the area well. But be aware that the passage through Reiskirchen, especially in the morning/evening, is more than unpleasant (because of the railway crossing). So the 7 minutes can very quickly become 10-15 minutes. But maybe you also take a different route.

Thank you Sinus1986, yes I am aware of that. But since my son will still be going to the KiTa in Großen Buseck, I would have to drive via Beuern anyway, so the Reiskirchen passage would not be an issue for me.

Svetta16, thank you for your answer. It all makes sense. Our daughter goes to an inclusive elementary school in Gießen, so not here in town either. All her friends live scattered across the district, she also has no contact with children in our current residential area. If she meets with someone, I have to drive her there. I also don't know if we will get to know people in Bersrod through whom she will find more friends. You can never really say. I only know that several young families already live there. You would just have to take the risk. At the moment I am very uncertain. Let's see how it develops.

I can only agree with this to a limited extent. Certainly, the value will initially drop. That is normal. I don't know the area, but if there is no urban flight in sight, the value should still increase. I myself come from a village where my dad built a house about 30 years ago. Houses are occasionally sold here, and that definitely for double what they cost back then.

Furthermore, you have to consider that you will probably pay significantly less for the land than in the city.

Certainly, prices tend to rise more in cities than in villages, but I don't believe for a second that your house will be worth less after 30 years and normal development than it is today!

Ok. If you guarantee that the house that the OP will purchase in Bersrod will be worth double in 30 years adjusted for inflation, then you surely won’t have a problem with the OP including a corresponding notarized clause in the purchase contract to your detriment, right?

Let’s keep it short: if you sign that, you wouldn’t be able to sleep peacefully for 30 years and rightly so.

: this is a village through and through, BAB connection or not. If you like living there, that’s fine. The preservation of value is catastrophic there, that has to be said bluntly. It only makes sense in that you use less capital, pay less loan amount and interest, and can thus also endure a higher loss of value. On the other hand, you also have free capital available that you can use for more important things.

The decisive question from my point of view is therefore not whether the value is preserved, but whether you want to live there or whether the location comes with restrictions for you, e.g., compared to a residential area in GI.

What exactly is your motivation for buying a house? Do you just want it as an investment (and because you happen to have some money left over)? Or is it more about gaining quality of life (more space, garden, or something like that)? In the latter case, in my opinion, you can also buy in a "worse" location because you will definitely benefit from the space, garden, etc. for the next 15 years. Nevertheless, for both alternatives, you should also consider what happens if both children move out (would you then live there alone?) and if neither child wants to live in the house themselves in 30, 40, 50 years (or what happens if both want to).
