So, I wanted to say something about the 300 sqm plot... I took a look at what is being offered. And look here: either I can't do the math or everyone should be amazed.

Our offered building plot is fully developed, covers approx. 332 sqm, and is located in a friendly and family-oriented residential area in Dieburg.
Development plan according to determination pursuant to §9 para. 1 Building Code - mixed-use area

Site coverage ratio: 0.6
Floor area ratio: 1.2
Number of full floors: maximum 2
Open construction method


Are you aware of what this means? This is just an example of a "affordable" plot according to infrastructure – comparable prices are surely being asked elsewhere?! And you can only build a tiny amount of walls there.

We were successful a few years ago precisely in the region between Frankfurt and Mannheim. In my opinion, if you don’t happen to get something through private contacts, the only way is via property developers or preferably directly through the municipalities/building authorities. Just call and ask about upcoming projects and get put on lists. There are still one or two gems that don’t only rely on social points or bidding procedures.

For example, I know of a planned new development area in Laudenbach. It should cost around 600€/sqm. As far as I know, Einhausen also has a few things planned for the future. The advantage along the Bergstraße is that you’re very well connected to Frankfurt via the highway and DB. You can basically look down all the way to Heidelberg and you’re basically max 1 hour away from Frankfurt (if the train is at least somewhat punctual). Alternatively, you can also go towards Gießen.

Just check out all the municipalities/cities that could be relevant and contact their building authorities.
