Hello,
I think I have already asked you a similar question before, please excuse me if some things are repeated. The matter might now become more concrete and we are starting from scratch.
We have a plot of land (aAdW), for which there might be an interested party (a Lichthaus from Town & Country is probably the wish). The plot is 2765m² and is absolutely chaotically shaped. The customer would like only a part - of course. We would also agree to a division, as long as at least 2 relatively equivalent, well-buildable plots come out of it. The current negotiation price is 29€/m², although some kind of cellar/ pit/ foundation would still have to be torn down, which naturally reduces the price.
Attached is the site plan (all oriented north). The blue marks the existing driveway. At its end, there are also 2 garages. But they would probably be demolished anyway, as ugly as they are. Otherwise, there are no more buildings on the plot.
Access so far is only possible from the street to the south. To the north is presumably all private land - also the supposed little road (Dorfstr.) adjacent there. Whether an access would be possible via this, we would still have to check. So far, it looks rather bad, also because of the elevation, which brings me to the 2nd map:
The entire northern part is a poorly buildable depression / slope. It goes steeply down there - if I’m seeing correctly, 4m uphill from the village street. It is difficult to access and also quite unattractive. The small hill at the street to the south could easily be removed though and would probably be leveled.
Basically, so far I can only think of the following division:
Whereas the northern slope piece would actually only be accessible from the north and only suitable for sheep farmers. My dad said an elevator could also be an option.
If it is added to the middle plot, probably no one would buy it. The demand here is rather limited. Dividing lengthwise makes no sense in my opinion either. Also, a division crosswise in the middle is unattractive, since then the northern builder would have that corner protruding into the plot in the west. But that might probably still be possible:
Does anyone have other ideas or suggestions? What would you do? In the end, it’s also a question of price, but it’s too valuable for us to just give it away. Then we’d rather continue to grow forest there.
