Property available, development plan changed - solid house?

Hi everyone, we are planning to build a house (like probably many here;-)! We have found a plot, unfortunately the development plan has changed and we cannot build our already planned house. Therefore, we are now rethinking and are open to everything again. We had actually decided on a solid house, but now prefabricated houses are also being considered again (because of the construction time).

The prefab-house-goes-faster myth is probably indestructible. What has changed in the development plan? - before a redesign, I would first check the chances of being allowed to build as an "exception" within the previous framework. In MYK there are said to be some reasonable communities.

I have no idea, I have an appointment with a provider next week and will really put the pressure on then;-)



Changed from 2 to 1 full floor. We originally wanted to build a city villa, but that no longer fits now. A solid house would actually be our preference, but if the prefabricated house would be finished significantly faster, we could also imagine that (it's more about the financial aspect because of the Baukindergeld). The plot is in the Bad Ems area, do you have any experience with exceptions there? Thanks in advance!

Not specifically, but the administration in Rhein-Lahn has the reputation of being a bit more sluggish than in MYK. However, Mr. Herz und Hirn has apparently distributed authority over the building offices quite arbitrarily; with a bit of luck, you encounter understanding people there.

The "construction time" is naturally faster with a prefabricated house. But it doesn't help if you first have to wait a year until your house is prefabricated in the factory. Then with solid construction, it might be faster again if the shell construction can take place promptly. So: obtain offers with an expected schedule, then compare.

Development plan old: 2 full floors, development plan new: 1 full floor. This change was not made without justification (separate document "Justification for development plan xxx," which may be attached to the text part of the development plan or referenced there). Why should exceptions be approved in this case? Otherwise, the development plan wouldn't have been changed in the first place.
