That would be "only" the property transfer tax as well as 2.0 - 2.5% notary & court costs. However, slightly more incidental costs arise ;)

We have now been to the financial advisor and he says we are paying way too much for the house, especially the shell seems too expensive to him and we should get a few more quotes...

this should generally be done to get an overview of what costs what. when building with an architect, price determination is anyway a bit more difficult than with a construction company and "turnkey". when you have finished your financial planning, you should add roughly 10% on top. otherwise, there will be additional financing in the end anyway. or provide enough reserve equity. there is simply too much small stuff that adds up in the end.

Well, I find 450,000€ a bit too much for a 170m2 house :-O. We are having it built through an architect. Also 2 full floors with a hip roof. Our price is 350,000€. Completely ready to move in.
